What we file

We prepare a residential assessment appeal on the two grounds that apply to nearly every home: lack of uniformity — comparable homes near you are assessed for less — and overvaluation — the Assessor's market value is higher than the property is worth.

We do not handle appeals based on fire damage, vacancy, demolition, an uninhabitable building or an error in the property description. Those need supporting evidence and a different route; file those directly with the Assessor's office.

What does it cost?

$75, once, per appeal. There is nothing to pay until you have seen every detail on the review page, and no charge if you stop before then.

Can you promise my taxes will go down?

No, and nobody honestly can. The Assessor decides every appeal. We make sure the appeal is complete, on the current form, and filed on time.

Which years can I appeal?

The current tax year, and up to five earlier years where the Assessor allows it. You choose during the appeal.

Do I have to use you?

No. You can file the same appeal yourself, free, with the Cook County Assessor. You are paying us to prepare it correctly and file it for you.

What happens after I pay?

We email your receipt and a confirmation immediately, prepare the Assessor's appeal form from your answers, and submit it. The Assessor writes to you directly with the decision.
